Here’s how to ensure your next property acquisition is gas safe

When investing in property, you can’t always be sure when the gas appliances and pipework were last serviced or checked for gas safety, but it does not need to be that way. Before parting with your money, ensure that the property is gas safe with this checklist of tips provided by Gas Safe Register:

+ Ask the vendor for the property’s most recent Gas Safety Record. This will show when a Gas Safe registered professional last checked the property’s gas appliances and installation pipework.

+ If a Gas Safety Record is unable to be provided, do it yourself. Book a Gas Safe registered professional to inspect all gas appliances in the property before you agree to buy. It might cost you in the region of £70.00-£100.00 but in the long run it would ensure you avoid walking into a property which has a potentially dangerous gas appliance or a boiler / heating system which could immediately require replacement which could cost you £1000’s. Not what you need when you’ve just picked up your keys.

+ If the property has recently had a new gas boiler installed ask to see the building compliance certificate. Under the Building Regulations act, local authorities must be informed about the installation of heat producing gas appliances in a home. It’s a seller’s responsibility to have a copy of the Building Regulations certificate.

+ The most common heat producing appliances are boilers, water heaters, gas fires, flued cooking ranges and warm air heaters.
